When does a plant room need a floating floor?
Rooftop and podium plant rooms sit directly above apartments, hotel rooms and offices. If the equipment's vibration reaches the slab, the people below will hear and feel it. Here is how to decide what isolation a plant room needs.
The short answer
A plant room needs a floating floor or floating foundations when heavy rotating or reciprocating equipment sits above or next to occupied, noise-sensitive space. Chillers, pumps, generators, cooling towers and large air handling units are the usual culprits.
Signs you need isolation
The plant room is above or beside bedrooms, hotel rooms, meeting rooms or studios. The specification sets vibration or noise limits for the spaces below. The equipment runs for long hours, including at night. Or the consultant has asked for an acoustic report on the plant room.
Floating floor or floating foundation?
A floating floor isolates the whole plant room floor, which suits rooms with many items of equipment and pipework spread across the floor. A floating foundation or inertia base isolates one item, such as a pump set or generator. Many plant rooms use both: a floating floor for the room and inertia bases under the heaviest equipment.
What the design needs
Equipment weights and footprints, operating speeds, the structural slab details and the noise or vibration limits from the specification. These set the mass of the floating slab and the type of isolation layer or isolators.
Details that make it work
A floating floor must float everywhere. That means perimeter isolation strips at every wall and column, resilient sleeves at every pipe and drain, flexible connections on pipes and ducts, and no mortar or debris bridging the gaps. Most failures come from one of these points, not from the isolation material itself.
Plan it early
Floating floors add thickness and weight. Agreeing them at design stage avoids problems with floor levels, door thresholds, upstands and structural capacity later. Bring the isolation contractor in before the plant room slab is finalised.
