Floating floor systems for buildings in the UAE

A floating floor system separates a floor from the structure on a resilient layer, so impact noise and machine vibration stay in the room. We help you choose the right system for each area, then detail and install it across Dubai and the UAE.

02 — Scope

Three families of floating floor system.

Every floating floor system has the same three parts: a structural slab, a resilient layer, and a floating layer that never touches the walls, columns or services. What changes between systems is how stiff the resilient layer is and how heavy the floating layer is, which sets how much noise and vibration the floor stops.

01

Resilient mat and floating screed

A continuous acoustic mat under a sand-cement or flowing screed. The usual system for apartments, hotel rooms, offices and corridors where impact noise from footsteps is the problem.

02

Isolated concrete slab

A reinforced concrete slab on stiffer mats, pads or isolators, used in plant rooms where chillers, pumps and air handling units sit on the floor and vibration must not reach the structure.

03

Gym and studio floating floors

A heavier floating layer on a resilient base, designed for dropped weights, treadmills and amplified music in gyms, fitness studios and dance studios.

04

Floating floors in existing buildings

Lower-height systems for refurbishments, where the structure must carry the added load and floor levels, doors and thresholds must still work.

05

Floating floors with floating foundations

Plant rooms often need both: a floating floor for the room and inertia bases or plinths under the heaviest equipment.

03 — Technical detail

How to choose a floating floor system.

Start with what you need to stop

Footsteps and dropped objects are impact noise, and a resilient mat with a screed usually controls them. Running machinery is vibration at a specific frequency, and needs a heavier slab on a resilient layer selected from the equipment data.

Check the load on the floor

The resilient layer must carry the floor's own weight plus furniture, equipment or gym loads without squashing flat. A layer that is too soft for the load bottoms out and stops working; one that is too stiff does little.

Check the height you have

Each system needs build-up height. Screed systems are thinner; isolated plant slabs and gym floors are thicker. We confirm the available height against finish levels, door thresholds and drains before the system is chosen.

Detail every edge and penetration

The system is only as good as its weakest contact. Perimeter isolation strips, resilient sleeves at pipes and drains, and flexible connections to equipment are part of the system, not extras.

01 — Where they are used

Floating floor systems by building type.

The same principles apply across the building types we work on in the UAE.

Residential towers and hotels

Floating screeds under apartment and hotel room floors cut footstep noise between floors, which is one of the most common complaints in multi-storey buildings.

Plant rooms

Rooftop and intermediate plant rooms above occupied floors need isolated slabs so equipment vibration does not travel through the frame to the rooms below.

Gyms and fitness studios

Gyms in residential and mixed-use buildings need floating floors designed for heavy impacts, not just footsteps.

Cinemas, studios and auditoriums

Rooms with high sound levels or strict background noise limits use floating floors as part of a room-within-a-room construction.

04 — Approach

A clear path from enquiry to handover.

  1. Review

We review the architectural, structural and MEP drawings, the loads and the acoustic requirement for each area.

  2. Submit

System selection, layer build-ups, shop drawings and material submittals go to the consultant for approval.

  3. Install

Isolation layer, perimeter strips, sleeves and the floating screed or slab are installed to the approved details.

  4. Inspect

Every area is checked for bridging before finishes go down, and inspection records are handed over.

05 — Questions

Frequently asked questions

What is a floating floor system?

It is a floor separated from the building structure by a resilient layer, with an isolation gap at every wall, column and penetration. Because the floor does not touch the structure, impact noise and vibration are not passed into it.

Which floating floor system do I need?

It depends on what you need to stop, the load on the floor and the height available. Footstep noise in apartments usually needs a mat and screed system; plant rooms and gyms need heavier isolated slabs. We recommend a system after reviewing your drawings.

How thick is a floating floor?

It varies with the system. Screed systems are thinner than isolated plant room slabs or gym floors. We confirm the build-up against your finish levels before you commit.

Do you supply drawings and submittals?

Yes. We prepare layer build-ups, shop drawings, material submittals and method statements for consultant approval before installation.

Do you work outside Dubai?

Yes. Our office is in Dubai and we work on projects across the UAE.
