Snagging services and new home inspection in Dubai

Are you buying a property or handing one over? Our experienced team inspects new apartments, villas, townhouses and penthouses and gives you a detailed snag list report, so defects are found and fixed before you take the keys.

02 — What we inspect

Every room, every finish, every fitting.

A new property can look perfect on the day you visit and still hide dozens of defects. Snagging is a systematic inspection of the finished property against the standard you paid for. We work from engineering and construction experience, so we know where defects hide and what matters most.

01

Walls, ceilings and paint

Cracks, uneven surfaces, patchy or damaged paint, stains and poor junctions between walls, ceilings and joinery.

02

Floors and tiling

Hollow, chipped, cracked or uneven tiles, poor grouting, uneven levels and damage to floor finishes.

03

Doors, windows and joinery

Alignment, closing and locking, gaps, seals, ironmongery, wardrobes, kitchen cabinets and worktops.

04

Plumbing and wet areas

Water pressure, leaks, drainage, sanitary fittings, sealants around baths, showers and basins, and signs of water damage.

05

Electrical and air conditioning

Switches, sockets and lights, visible wiring and fittings, and whether the air conditioning runs and cools each room.

06

Balconies, terraces and outside areas

Balustrades, drainage, waterproofing details, external finishes and, for villas, gardens, boundary walls and parking.

03 — Who it is for

For property buyers and for developers.

Property buyers and investors

Before you accept handover of your new home or investment, we inspect it for you and give you a report to send to the developer. You only sign off when the defects are fixed.

Landlords and tenants

A detailed record of the property's condition protects you at the start of a tenancy and helps settle questions about damage later.

Developers and contractors

An independent pre-handover inspection finds defects before your buyers do, so units are handed over with fewer complaints and fewer return visits.

Buyers abroad

If you cannot be in Dubai for handover, we inspect the property and send you the full report with photos so you can follow up with the developer.

01 — The report

A snag list report you can act on.

The report is written so the developer's team can find and fix every item without a second visit to ask what you meant.

Photo of every defect

Each snag has a clear photo, so there is no argument about what was found.

Room-by-room layout

Snags are grouped by room and location, matching the way the developer's team works through a property.

Clear descriptions

Each item says what is wrong and where, in plain language.

Ready to share

Send the report straight to the developer or handover team as your formal list of defects.

05 — Questions

Frequently asked questions

What is snagging?

Snagging is a detailed inspection of a newly built or renovated property to find defects, called snags, before handover. The snags are listed in a report so the developer can fix them.

Why use a professional snagging company?

Most buyers notice obvious damage but miss defects in plumbing, drainage, electrics, sealants, tiling and joinery. An experienced inspector checks systematically and records everything in a report the developer will act on.

When should I book a snagging inspection?

Book it before you sign the handover documents, once the developer has told you the property is ready. That way the defects are recorded while the developer is still responsible for fixing them.

What is in the snag list report?

Every defect is listed with a photo, its location in the property and a clear description, grouped by room so the developer's team can find and fix each item.

Do I need to be there during the inspection?

No. You are welcome to attend, but if you cannot, we carry out the inspection and send you the report.

Which areas do you cover?

Dubai and the rest of the UAE, including Sharjah, Abu Dhabi and the northern emirates. Contact us with the property location.
