Villa and townhouse snagging in Dubai

A villa has more to check than an apartment: more rooms, more services, a roof, outside areas and the garden. We inspect your new villa or townhouse inside and out and give you a detailed snag list report before you accept handover.

01 — Scope

Inside and outside the villa.

We inspect every floor and every room, then the outside of the villa, so nothing is missed between the front gate and the roof.

01

Interior finishes

Walls, ceilings, paint, floors, tiling, skirting and stairs on every level.

02

Kitchens, bathrooms and wet areas

Cabinets, worktops, sanitary fittings, water pressure, leaks, drainage and sealants.

03

Doors, windows and joinery

Internal and external doors, sliding doors, windows, locks, seals, wardrobes and balustrades.

04

Electrical and air conditioning

Switches, sockets, lighting and the air conditioning in each room.

05

Roof terraces and balconies

Accessible roof and balcony areas: finishes, drainage outlets, balustrades and visible waterproofing details.

06

Outside areas

External walls and paint, boundary walls, gates, driveway and parking, paving, garden areas and external lighting.

02 — Technical detail

Where villa defects usually hide.

Water and drainage

Leaks under sinks, slow drains, poor falls in showers and on terraces, and missing or damaged sealant are common, and they cause damage later if they are not fixed.

External finishes

Cracks, patchy paint and poor junctions on external walls and boundary walls are easy to miss on a quick walk-round.

Doors and windows

Large sliding doors and windows that do not close, seal or lock properly let in dust, heat and water.

Services in every room

Villas have many more sockets, switches, lights and air conditioning units than apartments. We test them room by room.

03 — Approach

From booking to a defect-free handover.

  1. Book

Send us the property type, size, location and your handover date. We confirm the inspection date and scope.

  2. Inspect

Our team inspects the property room by room, inside and out, and tests the fittings and services that can be tested on site.

  3. Report

You receive a detailed snag list report with a photo, location and description for every defect found.

  4. Follow up

Share the report with the developer to have the snags fixed. On request, we return to check the fixes before you sign off.

04 — Questions

Frequently asked questions

Do you snag townhouses as well as villas?

Yes. Townhouses are inspected the same way: every room inside, then the outside areas that belong to the unit.

When should I book a snagging inspection?

Book it before you sign the handover documents, once the developer has told you the property is ready. That way the defects are recorded while the developer is still responsible for fixing them.

What is in the snag list report?

Every defect is listed with a photo, its location in the property and a clear description, grouped by room so the developer's team can find and fix each item.

Do you inspect the garden and outside areas?

Yes. We inspect the outside areas that belong to the villa, including boundary walls, gates, paving, parking and garden areas.

Which areas do you cover?

Dubai and the rest of the UAE, including Sharjah, Abu Dhabi and the northern emirates. Contact us with the property location.
